A: The lots are available now and there are a variety of showhomes to view on site.
Q: How many lots are available and what is the price range?
A: There are 127 lots available, ranging in price from $150,000 to $200,000. All lots will be fully serviced.
Q: Can I finance my purchase?
A: We have arranged special financing through Interior Savings Credit Union. You can also finance your home and lot purchase with a conventional mortgage through any lending institution or mortgage broker.
Q: Are modular homes similar to mobile homes or trailers?
A: No. Mobile homes and single wide trailers are constructed to a different code than modular homes. Modular homes are constructed to the same standards as site-built homes. The only difference is that the components of the home are built in a factory and then assembled on-site. This allows Sol Terra Ranch to offer conventional homes complete with garages, basements or - if desired - secondary suites. Q: Can I build a conventional site-built home on a Sol Terra Ranch lot?
A: Yes, with approval from the developer.
Q: I already own a mobile home. Can I buy a lot in Sol Terra Ranch and move my current mobile home onto that lot?
A: No. Sol Terra Ranch is restricted to new modular homes. It is not a mobile home park. When completed, the development will appear the same as any other subdivision.
Q: Can families move into Sol Terra Ranch or is it a retirement community?
A: Sol Terra Ranch is designed to be a diverse community for people of all ages with homes of all sizes. The community is attracting first time home buyers, young families and retirees.
Q: Will pets be allowed in the development?
A: Family pets will be allowed on the same terms as any other residential development. However, Sol Terra Ranch is not zoned for livestock or farming.
Q: Can I buy a Sol Terra Ranch home as a rental investment?
A: Sol Terra Ranch is zoned to allow rental of modular home secondary suites within the development. This is intended to assist first-time buyers in buying their primary residence. We anticipate the majority of homes will be occupied by their owners.
Q. Is there demand for rentals in Kelowna ?
A: Yes. One additional benefit is the close proximity of Sol Terra Ranch to the University. As the student population grows this will be the ideal site for student accommodation.
Q: Is there a real estate company handling your sales?
A: No. One of the cost-saving measures we have introduced is to have lot sales handled directly by the developer's real estate firm and modular home sales handled directly by the modular home companies. A: All of the modular homes for Sol Terra Ranch are locally built by Kelowna manufacturers. Chaparral Industries is based in Kelowna . Lake Country Homes sells SRI-Winfield Homes, which are manufactured in Kelowna . Freeport Industries is based in West Kelowna .
